The Residential Measurement Standard (RMS) is Alberta's mandatory standard for how residential properties are measured and advertised. If you list a property in Alberta, your stated size must follow RMS. We produce laser-measured, RMS-compliant floor plans and measurement reports with every floor plan order, so your listing size is defensible to buyers, appraisers and RECA.
Yes. All aerial work is flown by Transport Canada-certified pilots operating under current RPAS regulations, including the airspace rules that apply near Calgary International Airport and city parks. We handle any required authorizations, and we carry liability insurance for every flight.
Declutter counters and floors, turn on every light, replace burnt-out bulbs, hide cords, bins and pet items, and open blinds unless there's an unflattering view. We send every client a room-by-room prep checklist when they book so sellers know exactly what to do — well-prepared homes photograph dramatically better and don't need retouching fees.
Absolutely. Most of the homes we shoot are lived in. We work around furniture, do light staging adjustments on site, and can virtually remove clutter or personal items in editing when needed. For tenanted properties we're happy to coordinate access and shoot within the notice window you've arranged.

For vacant listings, almost always. Physical staging in Calgary typically costs $2,000–$6,000 for the first month; virtual staging delivers photoreal furnished images for a small fraction of that, in any style, within 24 hours. MLS rules require staged images to be identified as virtually staged, and we always include the unstaged originals.
We're based in Calgary and cover the entire city plus surrounding communities — Airdrie, Cochrane, Chestermere, Okotoks, and acreages beyond. We also operate teams in Edmonton, Kelowna and the Greater Toronto Area. Travel within Calgary city limits is always included; a small travel fee may apply outside the city.
You receive a full usage licence for marketing the listed property — MLS, social media, print, and your own promotion. Immersive Photography retains copyright, which is standard in real estate media. If a builder, stager or another party wants to use the images, ask us about an additional licence rather than resharing files.
Interior photography goes ahead in any weather. For exteriors, we monitor conditions and will either replace the sky at no charge (grey-sky days) or return for a complimentary exterior re-shoot when conditions are unsafe or heavily snow-covered shots would hurt the listing. Chinooks make Calgary forecasts interesting — we stay flexible.
Book by phone, text or the contact form with the address, approximate square footage and your preferred date. Two to three days' notice is comfortable; we hold space for next-day and occasionally same-day shoots for regular clients. Spring market fills fastest — book as soon as the listing agreement is signed.
